Ten active clients
one place to run them.

Proposal9 October 2026
Prepared forNick Khzouz, Bmoney Property
FromDineth Ekanayake and Phil Savannah

You've built Bmoney Property to ten active clients at a time with a part-time sourcer and no empire behind you. We don't want to change that. We want to be the team behind making this sustainable, and giving you time back to spend with your family while you do it.

So this isn't a software quote. It's how we'd work alongside you: your process built into one platform, the admin taken off your plate, and two operators who run a buyers agency themselves on the other end of the chat. Bmoney keeps growing, the headcount doesn't, and you still get the laptop on the porch.

01What we heard

Where Bmoney Property is at right now

From this morning, in your words, so you can tell us if we've missed anything.

Lean on purpose

You and a part-time property sourcer, an office in Bella Vista, a four-month-old at home. You've run ten active clients at once, twice, and you want to do that consistently without a team of twenty behind you.

Big enough that I can manage with myself and maybe one or two other people with me.Nick, 9 October

Four systems to do one job

GHL for inbound leads to closed won. A vibe-coded admin dashboard for active clients, shortlisting and payments. Slack with the sourcer. Canva for the investment report. HTAG, Stash or Microburbs and InfoTrack around the edges.

It's fragmented, it's not perfect. It was built at a time where I didn't have the volume that I have now.Nick, 9 October

Status updates are the leak

Signed up, pre-approved, portfolio modelling done, strategy finalised, sourcing, sourced. Every milestone updated client by client, by hand, while you'd rather be doing the DD.

If I have to overcapitalise my time in the admin side of things, it pisses me off because I know it's dead time and dead money.Nick, 9 October

Deadlines living in contracts

No major stuff-ups yet, but a building and pest cooling-off date has gone missing before and meant going back to the contract or the conveyancer.

I'm going to miss a pretty good deadline because I had poor infrastructure.Nick, 9 October

Selective by design

One property at a time goes to the client, and only after the DD passes and you've soft-negotiated the agent to a realistic number. Off-market is most of what you've bought, by luck as much as design, and over 100 off-markets can land in a good week.

I won't present anything to them until the DD has passed all the checks.Nick, 9 October

Deal flow is yours

Half from broker referrals, Bmoney Finance among them, half from LinkedIn. Bmoney Property and Bmoney Finance share a name, not systems. Timing was 2027, but you said it yourself: if it makes sense, why not earlier.

I'm ready to go when you guys are ready.Nick, 9 October

02Current state, future state

The same client, today and in 30 days

You told us where it leaks: status updates typed client by client, a dashboard built for less volume than you have now, a sourcer on Slack who can't see the file, and a cooling-off date that once lived only in the contract. So here is one broker referral, the way it runs today, and the way it runs once PropVault is live.

03What you get back

Three things Bmoney Property gets back

7 to 10 hrs

a week, per person, is what members get back once the platform is set up around how they work. For you and the sourcer that is a working day each, every week, before GHL, the dashboard and the Canva template stop being things you maintain. Section 4 starts at the bottom of that range.

1

Run the client

  • Your milestones become the board. Signed up, pre-approved, portfolio modelled, strategy finalised, sourcing, sourced. One drag replaces the status update.
  • Agreements from your templates, signed inside the platform, mobile first.
  • Individual ID checks from the client record, about 30 seconds, result stored on the file. Keep InfoTrack for companies and SMSF.
  • Settlement dates and tasks the whole team can see, so the cooling-off date never lives in a contract again.
2

Source and assess

  • Connect your mailbox. 100 off-markets a week land in a stock pool automatically, searchable next month, not lost in a thread.
  • DD on the record with map layers, flood, bushfire and overlays, so HTAG and Stash are the deep dive, not the first look.
  • Live listings alongside your off-market stock, curated in one view.
  • Agent outreach by email or SMS from the brief, the job you were about to try Stash for.
3

Show the client

  • A mobile-first portal branded Bmoney, with their shortlist, documents, progress and dates.
  • One property, presented properly. The DD, the numbers and your commentary sit on that property, so the Canva report becomes a page you share.
  • Messaging inside the portal, so the client watches it move instead of ringing to ask.
  • Post-settlement support on the same record, ready for the next purchase.

04The numbers

What the hours are worth

Set these to your numbers. Hours start at the bottom of the 7 to 10 a week from section 3, the fee is a placeholder until you tell us. It is a forecast of what the time makes possible, so treat it as that.

7 h
2
$12,000
1
$300
GHL, an e-sign tool and possibly Stash. Move it to your invoices. One extra client a month over ten working months is the conservative case.
30 h
back every month, per person
61 h
a month across two people, roughly eight working days
$120,000
on the table each year, at your fee, from the extra clients that time can carry
$3,600
of subscriptions that stop each year, once GHL and the e-sign tool are retired
26x
return on year one of PropVault on the 12 month plan, ex GST

Hours a week × 4.33 × people, then extra clients × fee × ten months, plus the subscriptions that stop. Every figure is a forecast and only holds if the platform is used day to day. General information, not financial advice.

05What you asked on the call

Your questions, answered

Straight back through the list. Anything you want to see for yourself, we show on Monday.

Could I import my GHL CRM and have it retrofit into PropVault?

Yes, with your help on the data

Either give us access to GHL and we extract contacts, pipeline and notes, or fill our import template in the right format. We clean it and load it so day one looks like your business. While GHL is still running for ads and landing pages, we connect it so new leads flow onto your board. When the ad and social connectors land, GHL comes off.

Show me what it can do, its tricks, how it would be used on a day-to-day.

Platform walkthrough, Monday 20 October

Booked. Not a slide show. We open a working account and run one client from lead to settlement the way you described your day. Give us a look at your GHL beforehand and we load a slice of your own clients so you're looking at your data, not ours.

We pull DD from HTAG, Stash or Microburbs and build the report in Canva.

The first look is on the property record

Add a property from your inbox, by hand or from live listings and the DD is there, map or list view, with the overlays switched on. HTAG stays for the deep analysis you like. The presentation layer we're building takes the property, the DD and your notes and produces the client page, so the Canva step goes.

I use InfoTrack for AML, and I've got company and SMSF buyers.

Individuals in PropVault, keep InfoTrack for the rest

Individual checks run from the client record today, about 30 seconds on their phone, $11 a check, result on the file. Business and SMSF checks are in build with our partner. Until they land, InfoTrack stays for those, and we'll tell you the day that changes.

I only present the one property, after the DD and a soft negotiation.

The portal works one property at a time

Share the single property with the assessment, numbers and your reasoning attached, or the whole shortlist when a client wants to see what you passed on. Both are a click. Your clients see a Bmoney-branded portal, not ours.

Slack is how the sourcer and I stay in sync.

Notes and tasks on the record, chat where you like

The sourcer works the same stock pool and shortlist you do, with notes and tasks on each property and client. Team chat and mentions are inside the platform too. Slack can stay for banter; it stops being where the deal lives.

06Getting on

The first month, on one chart

Set-up is not a login and a tour. The first month is an optimisation job: we take the way you and the sourcer actually work and strip the hours out of it, so the volume grows without the headcount. After that the touch points keep going.

Costs that come off your bill over time

GHLStays for ads and landing pages until our ad and social connectors land, then it goes. You stop paying for a CRM you log into to run clients.
DocuSign, or whatever signs your agreementsAgreements generate off the client record and sign inside the platform, so a separate e-sign subscription has no job.
Stash, potentiallyAgent outreach and off-market sourcing run from the brief in PropVault. If Stash was coming back for outreach, try ours first before paying for both.

Each term is a minimum commitment with a break fee in our terms. Nothing renews without a conversation. Prices ex GST, valid to 9 November 2026.
